2026 Painting Update

  • When will house painting start?
    • Revised schedule...painting to commence in the morning on or around March 2, 2026 (Monday).
  • Where will painting start?
    • Painting will start in Turnbridge...plan is to paint in blocks of 10 homes...which should take about a week...proceeding on the same side of the street throughout the neighborhood to the next block of 10 homes...and so on.
    • As a result of this delay...for those who have not yet submitted a signed "House Paint Color Code Confirmation Form"...failure to submit a signed form by Feb 15...as communicated previously, will result in your home being painted the color code / scheme we currently show on our master list.
    • Its entirely up to the homeowner to  confirm the color codes your home is to be painted...as has been stated repeatedly...we will state again, there will be NO REDOS.
  • How long will painting take?
    • It's estimated each block of 10 homes will take approximately 1 week to complete painting which includes "final inspection".
  • Does the home owner need to be home?
    • While the short answer is "no"...it is encouraged to ensure if there are questions...you are there to answer them.
    • INSIDE EDGE OF EXTERIOR DOOR: important the homeowner (or someone you designate who will have access to your home) be at your residence when the "front" door is being painted because the door will need to be opened...and the paint crew "will not" enter a home / open the door (even if left unlocked) in order to paint the inside edge of your exterior door.
  • Will the painting crew be responsible for moving furniture from the front porch and back porch (including any wall decorations)?
    • NO...this is the responsibility of the home owner.
    • Those with screened lanais (bump out birdcages)...furniture on the covered back porch and lanai can be moved to farthest point of the screened lanai "away" from the back of the home that is to be painted.
    • Homes with "glassed in" covered porches...the walls within these spaces will "not" be painted (but the painting company will leave a gallon of paint should the homeowner wish to contract separately to have this space painted).
    • Additionally...please remove all exterior mounted flags (and mounting brackets...if you don't want them painted)
  • Will front porch and rear porch floors be painted?
    • No...painting of floors are not included in the painting contact...but a (ONE OFF) can be coordinated separately at the time your home is being painted...you as the homeowner will negotiate directly with the painting contractor and agree to the price...and a "future" date to have your floors painted can be coordinated.
  • Are porch ceilings painted?
    • Yes...only the base color of the house...if the homeowner wants a different color...just as above...(it will be a ONE OFF) the homeowner is responsible for discussing and coordinating with the painter at the time your home is being painted.
  • Will gutters, soffits, and down spouts be painted?
    • Yes...gutters, soffits, and downspouts WILL be painted (white) unless you have specified on your form not to have these areas painted (if you have new gutters and downspouts for example).
    • If you wish to have your downspouts painted to match the "base" color of your home...the painters will do that...but this must be detailed on your signed "House Paint Color Code Confirmation Form"...otherwise, your downspouts will be painted white (or not at all if you have specified DO NOT PAINT).

If you have questions...don't hesitate to contact me.
