Due to recent events, the board would like to remind residents that the permanent installation or use of portable/temporary fire pits or similar open flame devices or burn piles are strictly forbidden for use in Kings Ridge. This rule does not apply to grills for cooking. Please refer to the latest

STREET SIGNS
Your board is currently looking to "refresh" the street sign paddles inside Devonshire (there are 3 street signposts) as they have become discolored, and some are peeling. You may notice a street sign missing. What we are doing is taking them down (see picture) to determine how easy it will be to remove the old adhesive graphic and prep the existing surface to apply the new replacement graphic. We have identified the vendor who made the original street sign graphics so we can be assured that the new ones look as close to the original as possible.
LAWNCARE
The excessive summer heat (as usual) has taken a toll on our lawns (being we at best receive irrigation 2x week for a maximum run of 15-18 mins). Our Board President, Todd Denny, and I recently met with "Down To Earth" management to discuss numerous trouble spots throughout Devonshire. They agreed (at no extra cost to Devonshire) and recently applied a supplemental "liquid" treatment (over and above what they are contractually obligated to provide) that included a combination of IRON (for greening and to stimulate health of the turf), herbicide (for broadleaf / weed control), and insecticide (for cinch bugs, grubs, and webworms). The next fertilizer treatment is scheduled to be applied in September.
ARCHITECTURAL
Just a "Friendly Reminder" that starting soon, our Leland Community Account Manager will be making her monthly inspection rounds looking for any violations to established community standards that she sees from the street. Her focus is "mainly" but not limited to...dirty facias, gutters, mailboxes, and driveways (including cracked or damaged driveways) additionally...please remember, potted plants are not permitted in the mulch areas.

Devonshire Neighborhood Architectural and Landscape Oversight
As your Neighborhood Architectural Review Contact (NARC) for Devonshire, I wanted to share this important reminder and helpful (attached) reference materials specific to planned “exterior work to your homes” to avoid any unnecessary delays to your projects.
IMPORTANT REMINDER: For ANY work planned for the exterior to your home (not just to the physical structure…but inclusive of landscaping, tree removal, planting, lighting, coach lamps, security cameras, etc) the homeowner is required to submit to the Kings Ridge office a completed ACC APPLICATION FOR APPROVAL along with the proper accompanying GUIDELINES (which you can access on-line via the Kings Ridge resident website or by going to the office) and required support material/s for review and ultimate approval by the Kings Ridge ACC Master Board (which I also am a member of).
Know, there may be limited instances where work to the exterior of your home “may not” require approval by the NARC and Master Board. If you believe you have a situation like this, I suggest you first contact me to discuss prior to commencing work.
To make it easy for homeowners to determine which controlling guideline goes along with the exterior work you’re planning, I have attached what I trust you’ll find to be a helpful easy to use reference guide.
It is important to understand…if there is no listed controlling guideline covering the specific work you are planning to the exterior of your home…”General” GUIDELINE 1.0 (also attached) clearly stipulates the homeowner must still submit an ACC APPLICATION FOR APPROVAL detailing the work to be done. Approvals (in these unique instances where there is no controlling guideline) are made at the ACC Master Board’s Discretion.
If you are planning any future alterations / changes to the exterior of your home, I welcome a call to discuss prior to any work commencing to ensure the paperwork you submit is completed properly.
My goal is to ensure your request is approved quickly on the first pass (3 signatures are required…first by your NARC…then 2 more from the ACC Master Board)…I want to make sure you don’t experience any unnecessary delays.
